Why Are People Moving to Republic, MO?
People are moving to Republic for three reasons: the Republic School District, a 15-minute commute to Springfield, and home prices landing around $260,000 as of August 2026. The city has grown more than 18% since 2020, from 18,620 residents to over 22,000, and you can feel that growth when you drive through it.
Now here is the longer answer, because I get this question on almost every showing out here and I can’t lie, it is one of my favorite ones to answer.
You Are 15 Minutes From Springfield, but Don’t Live in It
Republic gives you that small-town feel without making you drive an hour to get it. Springfield is about 15 minutes away, you have quick access to all the major highways, and Table Rock Lake is right around 40 minutes out (Hellooo Future Lake House). I-44, US 60, and Route 360 do a lot of the heavy lifting for this booming city. Republic sits in the middle of just about everything, and that isn’t marketing, it’s just the map. The Republic School District
For a lot of buyers out here, this is the whole conversation. As of September 2026, Niche rates Republic R-III the number one district in Greene County and #22 of 461 districts in Missouri, with a 15:1 student-teacher ratio. The district itself reports more than 5,000 students across eight buildings, early childhood through high school. They have also been building: a new intermediate school opened for the 2025-2026 year, and the Republic Activities Center on the high school campus opens in fall 2026.
If schools are driving your search, confirm current attendance boundaries with Republic R-III before you settle on an address, because those lines shift and your address might differ from the boundary line. For example, I currently reside at a Springfield address but the boundary line puts my home in the Republic School District.
What Homes Cost in Republic
As of August 2026, the median sale price in Republic is right at $260,000, which is the part that still surprises people given everything else on this list. Republic offers newer construction, a growing community, and a commute that does not eat your evening.
The Growth Is Bringing Jobs, Not Just Rooftops
Republic is not just adding houses. Amazon’s fulfillment center on East Sawyer Road opened in 2021 at about 1.3 million square feet and topped 1,400 jobs in its first six weeks, Convoy of Hope moved its World Distribution Center and global headquarters out this way, and the Iron Grain District is filling in Highway MM with shopping, dining and apartments. Paychecks and services are being built here, not borrowed from Springfield, and that is a big reason the growth has stuck.
Parks, Pools & Stuff to Actually Do
This is the part I love bragging about for Republic. The City of Republic will have put roughly $11.4 million into its parks by June of 2026, including the $8 million expansion at The Rush aquatic park, $700,000 in new tennis and pickleball courts at Miller Park, and the $2.7 million J.R. Martin Park project, which brings a big open-air farmers market pavilion, plaza seating, food truck space and trail connections. Add in The Amp, the renovated Lucky 13 disc golf course, and a packed event calendar and you have a town of 22,000 with the amenities of a much bigger one.
Your Agent’s Hot Take: What I’d Want You to Know Before Moving to Republic
Republic is a rapidly growing city with a strong community behind it. The city has done an exceptional job continuously investing in its school buildings, recreational facilities, and community outreach events, while large companies like Amazon and Convoy of Hope boost the local economy. There are a lot of positives when it comes to Republic.
That said, I do my best to inform my buyers so there is no sticker shock after purchase. Two things I would want you to know.
Traffic on Highway 60
If you were buying here today, I would tell you to drive through Republic in the middle of rush hour first. For myself, I enjoy my time in the car, but when you are in a hurry, congestion does tend to occur on Highway 60 running through Republic, and that increases the commute between Republic and Springfield at different hours of the day. A great thing about the Ozarks is our backroads. Map the route from the address you are considering to the places you actually drive every day, because sometimes there is a beautiful backroad that will keep the commute fairly easy.
Here is the part I think most buyers don’t know yet: this is already being worked on. US 60 through Republic carries roughly 29,000 vehicles a day with about 9% truck traffic, and the City of Republic, the Ozarks Transportation Organization and MoDOT completed a joint safety and planning study of the corridor between Route 360 and Main Street to identify what needs to happen next. Then in July 2026, after ten years and ten rejected funding requests, the U.S. Department of Transportation awarded $23.5 million to the City, OTO, MoDOT and Greene County to widen a 2.5-mile stretch of Route MM to four lanes, with a new bridge over 360 and the James River and pedestrian improvements. That matters for Highway 60 because MM is the freight link between I-44, MO 360 and US 60, and pulling truck traffic onto a proper four-lane corridor takes pressure off the road you would be commuting on.
So yes, traffic is a real thing right now. In my opinion the City is doing its best to manage the infrastructure alongside the growth rate, and with funding finally in hand this should not continue to be a problem for long. Something to watch, if you will.
Water and Sewer Costs
Residents frequently vocalize the hike in municipal water and sewer bills, and that is a real factor to weigh when you are buying. Ask the seller or the home’s service provider for an average monthly bill. It won’t be exact, but it gives you a rough idea of what to expect. If the home sits on well and septic this may not be a conversation, though septic systems carry their own costs.
Weigh it against everything else. For a lot of my buyers, a higher water bill is a trade they are happy to make for what Republic offers.
