The long answer

Why are people moving to Fair Grove, MO?

Most buyers I show in Fair Grove are after three things: a little more room, the Fair Grove school district, and still being under half an hour from Springfield. The town has grown by about half since 2000, but it is still one of the smallest markets we cover.

You are about 27 minutes from Springfield

Fair Grove sits right off US-65, so the drive to downtown Springfield is about 27 minutes without traffic, and north Springfield is closer than that. Springfield-Branson National Airport is about 36 minutes, and Bolivar is about 37 minutes north.

If you are comparing towns, I also wrote up Republic, and my Areas We Serve page lines up every town we cover side by side.

The Fair Grove school district

Fair Grove R-X has three schools: an elementary, a middle school and a high school. As of November 2026, Niche gives the district an overall B+ with 1,296 students and a 15 to 1 student-teacher ratio.

Attendance lines do not always follow city limits or mailing addresses, so confirm the boundary for any address with the district before you settle on a home.

What homes cost in Fair Grove

Fair Grove is a small market. There were 59 sales in the 12 months ending October 2026, and the median in October was $225,000 on just 5 sales. Because the sample is so small, the monthly median has ranged from about $225,000 to $470,000 over the past year, depending on whether acreage or in-town homes sold that month.

History and things to do

The Wommack Mill is the landmark. Built in the 1880s, it milled grain until 1969 and has been owned by the Fair Grove Historical and Preservation Society since 1984. It was added to the National Register of Historic Places in 1986.

The mill grounds host the Fair Grove Heritage Reunion on the last full weekend of September, with free admission, hundreds of craft booths and a parade. KSMU reported 2024 crowds expected in the tens of thousands. The Historical Society also hosts an Ice Cream Social each July and a Christmas Tree Lighting each December.

The town is investing in the basics

Voters approved a $1 million bond for sewer system upgrades in April 2025, and the city has been working on its water and wastewater systems. Day to day, there is a Price Cutter grocery store on Old Mill Road, and most bigger shopping trips mean a drive into north Springfield.

Your agent’s hot take: what I’d want you to know before moving to Fair Grove

Lexi Maes, REALTOR with KW Local in Springfield, MO

Lexi Maes
KW Local

Fair Grove gives you room to spread out, its own K-12 school district, and a fall festival that draws thousands of visitors, all within half an hour of Springfield. That said, I do my best to inform my buyers so there is no sticker shock after purchase. Two things I would want you to know.

Very few homes come up for sale

This is a small market. The town had about 614 housing units at the 2020 Census, and over the past year there were usually somewhere between 8 and 17 homes for sale at once. If you have your heart set on Fair Grove, the right home may not be on the market the week you start looking.

Here is how we handle it. Set up listing alerts below so you hear about new homes the day they hit the market, get pre-approved before you start so you can move quickly, and let me know if you are open to acreage just outside town, which widens the options.

The drive and limited shopping

Most jobs, healthcare and shopping mean a drive into Springfield. Downtown is about 27 minutes away, and the Census puts the average Fair Grove commute at about 25 minutes. There is a grocery store in town, but you will be driving for most dining, big-box stores and appointments.

Before you buy, drive your actual route to work at rush hour and to the places you go every week, so you know what that looks like. For a lot of my buyers the drive is part of the trade, and it is worth knowing what it will feel like before you commit.

Weigh it for your situation. For a lot of my buyers, a little patience on inventory and a longer drive are a fair trade for what Fair Grove offers. If you want to talk it through, I am happy to.
